Walkthrough & Scope

Before we quote anything, we walk the site with the builder or homeowner to review the plans, finish schedule, and any spec sheets already in place. We note substrate types, ceiling heights, exterior materials, and anything that affects sequencing, so the estimate we hand back reflects the actual job rather than a guess.

Written Estimate & Scheduling

We provide a detailed written estimate broken out by area and scope, along with a proposed start date that fits around framing, drywall, and the other trades on site. Once it's approved, we confirm a firm schedule and keep you updated as the date approaches, so there's no showing up unannounced and no surprise delays.

Prep & Protection

Floors, fixtures, cabinetry, and any finished surfaces get covered before a single can of paint opens. We caulk, patch, and sand as needed, and mask off anything that isn't being painted, so overspray and drips never become someone else's cleanup.

Interior and exterior surfaces are primed and painted to the builder's or homeowner's spec, using the coating systems and sheen levels called out in the finish schedule. We apply the number of coats needed for proper coverage and adhesion, not just what's fastest to get off the site.

Before we call a job complete, we walk every room with the builder or homeowner and note anything that needs touch-up. Punch list items get handled promptly, and we don't consider the job finished until everyone signs off.
